Simon Zutshi is a financially independent, professional property investor, with 14 years experience of investing in residential property in the UK and overseas. Simon started investing in 1995, when as a first time buyer, and a recent graduate in debt, he found a strategy to purchase his first property (his home) using none of his own money. By renting out the spare rooms he was able to cover the mortgage payments and effectively live for free! Caught by the property bug, Simon started to buy more property and by the age of 32 he was financially independent due to the passive income generated from his property portfolio. Since an early age, Simon has been interested in the art of magic. He started to perform professionally at the age of 15 and became a member of the World Famous Magic Circle in his early 20s. This book changed my life!
I read this book in a couple of hours and was touched by the ethical nature that Simon Zutshi did his business.
He also made it all sound so easy, so I thought I would give it a try. A year later I have a small portfolio worth over 3/4 million pounds and managed to gain an income of around 30k on top of what I make in my full time job.
I recommend this book to anyone wishing to secure their future and does not have a lot of money to invest. (I didn't use any of my own cash!)
Thank you Simon for helping me realise how simple it is to gain financial independance.

The BEST property investment book by far
I bought the original version of this book last year and have also read the updated 2009 version. It is a very concise book (no waffle, no drifting off, no fluff). It only took me a day to read and I was very impressed. I have read over a dozen property investment type books in the past few years and I have to say that this is the best by far. Simon is really knowledgable and has the distilled benefit of 13-14 years real life experience. His book is the accumulation of all that experience (mainly by trial and terror) and gives you good concise advice on how to avoid the same mistakes and build real wealth.

What surprised me was the ethical approach that Simon has to property investment. Many people I know who own property are looking to screw the best price out of the distressed seller by using clever NLP and scare tactics. Simons approach is how to create the best WIN WIN solution to a sellers problem. He truly is a master and the catchphrase of "HOW CAN I HELP YOU?" is like a prime directive in his philosophy.

I subscribed to his newsletters and read his blogs on his PIN website and I also met 2 local people who had been on his 12-month mastermind course. I questioned them for hours and on the strength of this, I decided that Simon was a mentor that I would truly love to work with. I joined his mastermind programme earlier this year and spoken to him on a one-to-one basis many times.

With the information in this book and his mastermind programme, I have taken action and applied the knowledge I have learned and as I write (November 2009) I have helped many people with their property problems. I've even had tears of joy come from people who have been just days away from reposession and nothing can beat that feeling of helping vunerable people who have nowhere else to turn. I have been hugged and kissed by many people who were literally suicidal when I first met them.

I have been interested in property investment for a long while but never taken any action. Fear has always held me back, afterall, we are talking about tens of thousands of pounds if you make a mistake. I am grateful for Simon's teachings and I strongly recommend this book to anybody that is serious about ethical property investment.

This is a quick and easy read and at the same time very informative. It has completely opened my mind to the real world of property investing . If you are not totally convinced that property investing is for you i have little doubt this book will inspire you to change your life for the better.
