In his first bestselling buy-to-let book, ‘The Buy to Let Bible’ author and buy-to-let millionaire, Ajay Ahuja, provides the basics of successful buying and investment for those wanting to get onto the buy-to-let property ladder.
Ajay has now written ‘advanced reading’ for the buy-to-let investor, a book that explains how to build a profitable portfolio by examining the seven fundamentals of successful buy-to-let property investment:
1. Yield – How to calculate it, what to compare it to and the key thresholds that should trigger you to buy.
2. Management – How to manage the bank, your tenants, the letting agents and many others.
3. Gearing – How to make infinite returns, how to achieve 100 per cent financing and the cost of holding money.
4. Awareness – How to calculate the real value of a property, how to avoid properties with a bubble element and predictions on the bubble bursting.
5. Appreciation – How to get capital appreciation and how to calculate the immediate profit from an extension or loft conversion.
6. Risk – How to eliminate risk where possible and how to manage what remains.
7. Exit – How to know when it is the right time to sell.
By understanding and applying all these seven factors together, you will be able to get the most out of your investment and ensure buy-to-let success!

Another easy to read guide...
I read somewhere that this book was for the person that had already invested in property. I have yet to make my first purchase and am reading up on the subject before trying to convince my wife to free up some equity in our home! This book gives advice on the "Seven Pillars" with easy to understand language, examples and practical advice.
As with the other books by Ajay that I have (Bible and Beat the clock) there is repetition, but as a novice investor anything that drives home his points is welcome.
On it's own I think it is lacking a certain something, but in conjunction with the other books by him and others it finds it's place and I think it will be a core text when I do eventually start purchasing properties.
Review
A good book with lots a useful information and thoughts on the b2l area but the book is dated. Its been written for when the interest rates were 12% so its some of the ideas are less applicable today, especially as we're blessed with interest rates of 0.5%!!
Lots of useful formulas and general advise shame theres not an updated version.
