I wrote this so I am biased but it has lots of hard action (without magical spells to make everyone better), atmospheric locations, complicated relationships and slowly revealed powers and demons.
Harry Potter and the Half-Blood Prince (Harry Potter 6)[Children's Edition]Harry Potter and the Half-Blood Prince (Harry Potter 6)[Children's Edition] by J.K. Rowling

Getting deeper into Voldemort, excellent relationship stuff and fab final chapters with Dumbldore and Harry's quest and coming back into a devastating invasion of Hogwarts.
Harry Potter and the Order of the Phoenix (Harry Potter 5) (Harry Potter)Harry Potter and the Order of the Phoenix (Harry Potter 5) (Harry Potter) by J.K. Rowling
Buy new: £5.99 / Used from: £0.86
A fast action start with the dementors, finding out about the Order, Sirius's house, hating Umbridge and the action packed finale in the Ministry. All great stuff.
Raven's Gate (Power of Five)Raven's Gate (Power of Five) by Anthony Horowitz
Buy new: £4.54 / Used from: £0.01
A real, down to earth hero, excellent in-the-sticks village/farm location and slowly revealed powers. V.good build up and atmosphere.
Across the Nightingale Floor (Tales of the Otori)Across the Nightingale Floor (Tales of the Otori) by Lian Hearn
Buy new: £4.19 / Used from: £0.10
Really mysterious and fleshed out secret clans and well paced exciting Samurai and Ninja-like combat/action scenes which leap into life all across your mind. Believable relationships
The Eye of the World (Wheel of Time)The Eye of the World (Wheel of Time) by Robert Jordan
Buy new: £5.54 / Used from: £0.01
My favourite "traditional" fantasy. Excellent "village boy destined for greatness and hunted and helped by fabulous characters" story. Hard hitting action and "magic" subtly handled. Massive scope
The Ruby in the Smoke (Point)The Ruby in the Smoke (Point) by Philip Pullman
Buy used from: £0.01
Real, fleshed out characters and atmospheric locations effectively described. The evil old lady shouldn't be a threat but she is one of the most menacing characters I've ever come across.
Eagle of The NinthEagle of The Ninth by Rosemary Sutcliff
Buy new: £2.46 / Used from: £2.60
Excellent feelings of being on part of a mighty empire but cut off from help. The terror of travelling ever deeper into enemy lands really grips you and you cling to the shelter and few allies found.
