Finally, someone tells the truth!
I can see this being a bit of a controversial publication - the author makes a large number of valid points and accusations, which will probably upset a number of property investors, but I kept finding myself agreeing with him.
Property Clubs sell over-priced property which often isn't fit for purpose? (I.e. Buy to Let) I would agree with this, having known a few people who have invested this way.
Buying overseas as an investment will never fail to lose you money? Can't really disagree with this, either.
Some of the hypothetical scenarios in which people may deal with non-paying tenants are quite amusing, but certainly not what your letting agent would ever admit to doing! But, in the circumstances, you would quite possibly do the same.
Good points - concise, informative, amusing and an excellent portrayal of straightforward, "does what it says on the tin" property investment which almost everyone will get something out of.
Would I recommend it to you? Certainly. You don't find many authors like James Fielding, especially in this industry.
A short, witty read and, basically, all you need to know.
It may be short, but then James doesn't need to say any more. James makes it very easy and even an idiot should be able to make property profitable if they follow his advice. He tells the truth, avoids political correctness and destroys a lot of the myths of property investment. I fully agree with everything written here, it must have taken a lot of courage to write some of this stuff but by sticking his head above the parapet and telling the truth, I hope he gets the respect he deserves. Whilst his thoughts and methods are perhaps not everyone's cup of tea, you can't help but agree with him. Definitely worth reading, for anyone who owns or is thinking about owning investment property - it says "for new and would-be landlords" but everyone can learn something from this. £6.99 well spent - James is certainly one of the good guys!
worthwhile read
This is a great little book - straight to the point, with a frank and honest appraisal of property investment. James explains property investment in a very straightforward way that anyone can understand. His system is not complicated and, although simplistic, if followed should provide strong results in the mid-to-long term. Well worth reading if you are a newcomer to property investment or have struggled with poor investments in the past- "Property Investment Simplified" is full of useful tips and techniques, and is a great tool to use as an idiot's guide to making money from bricks and mortar.
