Superb guide on BMV property - thanks guys!5
Forget Robert Kiyosaki's Rich dad poor dad - that's old hat!. This book by two young property entrepreneurs gives a fantastic insight into how to make property investment happen. The guys are realistic about growth prospects sand take a sensible medium to long term view of the asset class as they walk you through the knowledge and skills required.

Having read the book I'm booked onto their next seminar and am tempted to sign up for their portfolio builder service.

A smart, sensible book on both property investing and sucess5

I was thrilled and delighted with the honesty and and open information that came from Rob and Mark in this first book. Having read this book, I'm much more confident in earning a living out of property.

Of the few books I have read on this subject I have found the '44 most closely Guarded Property Secrets' to be simple and straightforward without the hype. It provides a simple straight forward instruction and can be used as a manual to refer back to, a blueprint or a direction for someone who is prepared to get into Property investment, work for themselves and achieve their comfort level [i.e. achieve the income they desire].

There are no fancy bits in their debut book, just pure good, solid information.

The book talks about Rules, Systemisation, Timing, Opportunity and Finance. Rob and Mark talk about the importance of what type of investment you buy and don't buy. Rob and Mark both buy within a 16 mile radius of their locality, their maximum price is such they never buy anything that will incur stamp duty, they require 125% rental coverage, and their target tenants preferential are LHA [as the rent paid is higher]. You must know what people in your area want to rent and buy that, they advise to speak to LA/EA's to find out what's in demand.
In relation to systemisation, Rob is a very astute businessman and explains the importance of systemising your property business, having procedures and scripts and having a documented process. Over the last few years, both Rob and Mark have grown Progressive Property and have documented everything, constantly updating and evolving as they go. Rob talks about how he can pay somebody £10 per hour, and with a small amount of training, and carry out a viewing that would enable them to buy or not to buy a property, without the need of them being there. Rob and Mark has systemised their property business to the extent that only 20% of his work actually requires that they actually be anywhere in particular.

One point they stress is they never use the cash out to spend on liabilities, toys, or a Ferrari 430, the majority of their cash out gets recycled back into their property portfolio, that is why they have brought over 230 properties for themselves and other investors.

This book is truly and inspiration, especially if your are just starting out.

It is a must read for people wanting to become property entrepreneurs.

Good property book series5
More sleep deprived nights from reading books that you just can't put down. Forget Rich Dad, Poor Dad. Each book cover to cover in about five hours. Just the sort of Entrepenual books I like to read and I've read far too many.

These books are a cocktail (and I mean that in a good sense :-)) of real world experience in the UK property market. Personally after reading both books a number of times and picking up different information each time - there is a lot of information to digest and processes which would help a property investor build up their own set of rules for buying. The sums within the book could aid in the creation of spreadsheet models of the specific property sectors.

I have to admit I was rather sceptical in the beginning - the positive attitude and passion which is alway present in the books seems to mirror some areas of management courses and NLP/Coaching based material - this does come through in the books and perhaps makes more of an enjoying read than most by concentrating on taking action and making the information provided paletable and exciting (kind of).

The books seem to go against popular opinion i.e. what is published in the media but as the richest man in the world says "The time to get interested is when no one else is." --- how true this is! :-)
